BIG SIX FORMULAS - INVESTING IN REAL ESTATE

Everyone wants a magic and immediate path to wealth. The bad
news? That path doesn ’ t exist. The good news? Wealth is attainable through more conventional means. If you come to understand the real estate industry, if you apply the knowledge you pick up in this book, and if you deepen your own fi rsthand experience as you buy and sell investment properties, you ’ ll be on the road to success.
Along that road, there are six core principles that will make or
break each real estate deal. They are the most important concepts
you will learn. I call them the Big Six. If you master these princi-
ples, wealth will be within reach. We ’ ll touch on each of the Big
Six in the six chapters that follow, explaining what makes them so
important and how you must incorporate them into your real estate
investments.
When I organize real estate seminars at universities or for members of Realtor associations, the Big Six are the cornerstones of the class. Thousands of people have taken our seminars, mastered the Big Six, and found their road to riches. You can, too. However, it ’ s not enough to just understand and utilize the Big Six. You must execute them in order. That ’ s because each builds on elements of the previous component in the sextet.
The Big Six are

1. Location
2. Building quality and design efficiency
3. Tenant profile
4. Upside
5. Financing
6. Price

The elements of the Big Six are graphically illustrated in Figure
